There’s two things we love when designing a home – a blank slate, and a good view. Our Kingston clients gave us both with their new home, and we were pretty excited to take on the project! The existing home had a choppy layout, but was a really great size and was located right on the water.
the WISHLIST
Our client’s wishlist wasn’t huge, but did have a few specific requests:
– Maximize the water view
– Incorporate existing sectional
– Main floor play room
– Main floor master bedroom and ensuite
– Main floor powder room off of the back deck
– 3 bedrooms and one bath upstairs
the PLANS
With the water view, it just made sense to focus the majority of the living space at the back of the home. I love floor plans where the kitchen is adjacent to both the family room and dining room. Since most of the time would be spent in the kitchen and family room we decided to keep these two rooms at the back of the house and move the dining to the front. We were also able to fit in a servery and walk in pantry to maximize storage space. Also, if you know me at all, you know I always try to incorporate a formal entry. Its just nice to have that dedicated space to walk into your home and welcome guests, and with it open right to the family room, you see the water view right as you walk in. Down the hall and towards the master bedroom we were able to fit a powder room with a doorway to the back deck and a main floor play room. For the master bedroom, I was looking to maximize the closet and ensuite space. I was having a hard time fitting both in the narrow space, so I opted to combine them and have a separate toilet and shower. Also, all the heart eyes for that view they get wake up to!
On the second level, we were able to fit in three really good sized bedrooms, and a large bathroom with a shower and stand alone tub.
the AFTERS
The back wall of the main living area is almost all windows to take advantage of the view.
We incorporated some fluted drywall on the outside walls and the vent hood which can be seen in this image.
In the dining room we went with a darker paint colour, wall to wall open shelving and a shiplap ceiling.
This might be my favourite powder room yet. I love the mix of dark moody finishes!
This play room is the cutest space! Our client furnished it perfectly!
The kids bathroom feels playful with the floor tile, but is something that will grow with them as they get older.
